The Tradition Community Development District No’s 1-10 (“Districts”) are independent special districts created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, and established by: Ordinance No’s. 01-010 through 01-013 (District No’s. 1-4), effective on November 1, 2001, by St. Lucie County, Florida; Ordinance No. 06-98 (District No. 5), effective on September 25, 2006, by the City Council of the City of Port St. Lucie, St. Lucie County, Florida; Ordinance No. 03-004 (District No. 6), effective on March 27, 2003, by St. Lucie County, Florida; Ordinance No’s. 06-99 through 06-102 (District No’s. 7 through 10), effective on September 25, 2006, by the City Council of the City of Port St. Lucie, St. Lucie County, Florida. The Districts are located in the City of Port St. Lucie, St. Lucie County, Florida, west of I-95, and north and south of Gatlin Boulevard. District No.’s 1-6 and a portion of 7, are substantially developed and include within their boundaries approximately 2,327 acres of land. The Districts’ development plan includes 4,379 single-family homes, 2,400 multi-family homes, and 1,557,642 square feet of commercial space. District No’s. 8-10 and a portion of 7, are substantially undeveloped and include within their boundaries approximately 2,171 acres of land. The proposed development plan includes approximately 4,000 residential units and 651,759 square feet of commercial entitlements.

Florida Law requires that the District publish an annual meeting schedule for the fiscal year one time in a newspaper of general circulation in Polk County. Staff also works with other communication providers in the community to post dates and times of meetings for the public’s information. The Board may decide to cancel or reschedule any of its meetings, or add meetings or workshops as items of business dictate. These new meetings will be advertised in the newspaper at least seven (7) days in advance, and agendas are available on the website a week prior to the meeting.

Special District Services, Inc. creates and manages special taxing districts throughout the State of Florida. SDS was organized to meet the growing demand for urban services and provide a public financing vehicle to serve community infrastructure and service needs in a timely and cost-effective manner.
Attend, record and conduct all regularly scheduled Board of Supervisors Meetings including landowners meetings. Presentation of District’s annual budget in accordance with Chapter 190, Florida Statutes. Ensure District is in compliance with administrative and financial reporting for Community Development Districts. Correspond and communicate with Board of Supervisors and Staff to respond to the various needs of the District and Community. Review and approve agenda’s for circulation to the Board of Supervisors. Review and approve annual budget, annual audit, monthly disbursements. Review annual insurance policy to ensure District maintains proper insurance coverage.
